Osprey Landing Homeowners Association Meeting Date: Tuesday February 20, 2007 Time: 8:45 AM Location: Office of Suitor & Associates Purpose: Board of Directors Meeting Present: Also Present: Michelle Pacitto, Earl Freeman and Jenny Wilson Certify Quorum All Five Board Members were present thereby representing a quorum. Call to Order Stephanie Freeman called the meeting to order at 8:46 AM. Approval of Minutes from January 25, 2007 Meeting Bill Cole moved to approve the minutes from the January 25, 2007 meeting as presented. Bob Gafvert seconded the motion and the motion carried unanimously. Approval of Minutes from February 1, 2007 Organizational Meeting Stephanie Freeman moved to approve the minutes from the February 1, 2007 meeting as presented. Bill Cole seconded the motion and the motion carried unanimously. Welcome New Directors Stephanie Freeman welcomed the new directors to the Board. She gave resident information and a budget to all Board members Correspondence Over many months, several residents complained about a homeowner's cars that was parked in the street or neighbor's drive ways overnight. A letter was sent to the resident advising them that parking in the street or in a neighbor's dive without permission was a violation of the Osprey Landing Documents. The resident responded with a letter that accused the board of harassment. The Board unanimously agreed to have Management ask the Attorney to intervene and write a letter explaining the violation and the consequences. Appointments Manny Lima was named to the Emergency Committee along with Arnie Harris and Bill Cole. Jenny Wilson will handle communications for the Committee. This committee is representative of residents who are on Osprey Landing Way during hurricane season. Meeting Postings Arnie Harris will be responsible for posting of meetings. Bill Cole and Arnie Harris will install two PVC pipes with caps to be used for the posts in each cul de sac. Roof Maintenance Fran Kelly spoke about his contact with Flash Services (Randall) about assessing the roofs and developing a plan for pressure washing the roofs going forward. The Board will be looking into obtaining a discounted rate to wash all roofs every three years by adding the item to the budget. Stephanie Freeman will send an email to the owners on this topic and ask for their feedback before the Board makes a final decision on the matter. Mr. Kelly indicated he was also working on getting a list of preferred vendors to service the Association at a discounted rate, such as a screening company. Mr. Kelly suggested that perhaps the preferred vendors could be listed on the Osprey Landing website which would assist owners who did not know whom to call for various issues. Other Business Bob Gafvert will do some research and investigation on using pavers in driveways. The next Board meeting will be held in April. Adjournment Bob Gafvert moved to adjourn the meeting at 9:41 AM. Bill Cole seconded the motion and the motion carried unanimously.

The minutes of the February 1, 2007 meeting await approval at the next Annual Meeting. A Memo from Stephanie... Hi Everyone: As you know we had our Annual Meeting on February 1, 2007. By all accounts the meeting went well. The Board presiding over the meeting was applauded for not raising our fees and reducing operating costs by 13%. Jenny Wilson the outgoing president was thanked for her efforts on behalf of the residents on Osprey Landing Way as well as Larry Fried an outgoing director. Michelle Pacitto representing Suitor and Associates was also thanked for her good work and guidance. And of course, the Board thanked the community residents for their support. The two newly elected board members are Arnie Harris and Fran Kelly. Both motions on our proxy passed. An organizational meeting was held directly after the annual meeting and below are your new officers and directors: Stephanie Freeman-President Arnie Harris-Vice-President Fran Kelly- Secretary-Treasurer Bob Gafvert-Director Bill Cole-Director Oh yes, Susie and Jenny Wilson reminded us that our new website will soon be online. All seemed to enjoy dinner, drinks and spirited conversation. Save the date of April 1, 2007 at 4:00PM for our Block Party. The cost is $5.00/person and again thank you to Fran Kelly and Alice Davis who are contributing all the beer and wine. Alice Davis will be collecting money from the East End residents and asking for a potluck side. Carole Gafvert will be doing the same with West End residents. Last year, we had 64 attending our block party. Hopefully we can increase that number and more of you will come out to meet your neighbors. The food is great and the games are fun. Your guests are welcomed. If you recall, Osprey Landing Way contributed to the Gulf Harbour Memorial Foundation last year. Arnie Harris, former chair of the Gulf Harbour Memorial now lives on OLW. Liz and Arnie live at #11418 Osprey Landing Way. Arnie asked OLW residents to send this year’s contribution to Liz Harris. Liz will collate the funds from our community and donate the sum on behalf of OLW. Over the years, the Memorial Foundation has donated well over $500,000 to local area hospitals and charities.
